If you or anyone in your home causes damage, deliberately or through neglect, you must report this to us as soon as possible. We expect you to arrange for the damage to be repaired, at your own cost, to our satisfaction and within a reasonable time.
Alternately, we may arrange to repair the damage and you will have to pay for the work.
Examples of work which we may charge you for, which we call rechargeable repairs, are:

  • damaged sinks or toilets
  • damaged windows or doors and broken glass
  • floods from washing machines
  • changing locks due to lost keys
  • renewing kitchen worktops as a result of scorch marks, knife damage or other misuse

If you arrange or do the repairs yourself but it does not meet our standards, we will have to put this right and will charge you for the cost of this work. Normally, we will invoice you for anything that you have to pay for shortly after we have done the work.
If damage is caused by a break-in or vandalism, we will carry out work to make your home safe. We will not charge you anything if you have told us about this kind of damage as quickly as possible and provide us with a crime or incident number to show that it has been reported to the police.


Damage to your home

If you, your family or invited friends cause damage to any of our fixtures or fittings, or to the common parts of your home then you must either make good the damage or pay us for any costs we incur in repairing the damage. This also applies to fixtures and fittings damaged through neglect or carelessness.
If damage is caused to your home by an accident in an adjoining property, such as a flood, then we will repair the structural damage. However, we are only insured for the building, so any damage suffered to your personal effects (including carpets, floor coverings and decoration) must be claimed on your own insurance. We strongly advise you to arrange adequate home contents insurance cover as we do not make any payments for damage to your furniture or possessions.
