Repairs Target Times
When you report a repair you will be given a repair response time. This is decided by the type and seriousness of the problem and falls into one of three categories shown below. You will be issued with a repair receipt which will be posted out to you. This receipt will show the date the repair has to be carried out by as well as who will carry out the work.
Emergency repairs: attended to within 24hrs to make safe and secure
Some examples of emergency:
- Break ins
- Fire
- Floods
- Blocked main drains
- Major storm damage
- Full breakdown of heating system or hot water system where tenant has no alternative forms of heating /hot water
- Any fault that would endanger lives or put the safety of the public, tenants or the building at risk
- Lifts
- Fire alarm faults (any faults)
Urgent repairs: to be completed within 7 days
Some examples of urgent repairs:
- Security faults
- Bulbs in internal areas
- Blocked waste systems (traps, waste pipes)
- Door entry system
- Lighting system faults (any fault for safety reasons)
- Broken glass
- WC not flushing
- Minor storm damage (make safe, water tight)
- Lifts (if no one trapped)
- Major roof repairs
- Locks
- Key cutting
Routine repairs: to be completed within 28 days
All other repairs
If you smell gas:
- Turn off gas supply at the mains
- Put out cigarettes
- Do not use matches or naked flames
- Do not use electrical switches
- Open doors and windows
